Thermline Insulation

Insulation & air sealing in Milton

Attic top-ups, removals, spray foam and rim joists. Thermline Insulation will air seal the ceiling before adding depth, and photograph what was behind the hatch.

Air seal before insulatingAttic removal & top-upSpray foam & battsRebate paperwork handled

Thermline Insulation started doing attics and quickly learned that most of the complaint — cold rooms, ice dams, frost on the sheathing — comes from air leaks rather than missing insulation. So we seal first and insulate second, we vacuum out what has been contaminated instead of burying it, and we leave you before and after photos with a depth marker in the frame. Rebate paperwork gets filled in properly, in the order the programs require.

Thermline Insulation is invented, and that number is a 555 line. Your site says your name.

Services

The work insulation contractors actually sell.

Written out properly, because a list of one-word services tells a homeowner nothing. Delete the ones you do not do and add the ones we missed.

Attic top-ups & full removal

Blown cellulose or fibreglass brought up to current levels, or the old contaminated insulation vacuumed out first when there has been vermin or a roof leak.

Air sealing before insulating

Top plates, pot lights, plumbing stacks and the attic hatch sealed first, because insulation over an air leak slows heat loss and stops none of it.

Spray foam

Closed and open cell foam for rim joists, cathedral ceilings, crawl spaces and additions where there is no room for the depth batts would need.

Basement & crawl space insulation

Foundation walls and crawl spaces insulated in an assembly that dries in the right direction, instead of trapping moisture behind poly and framing.

Batt insulation & vapour barrier

Walls, ceilings and sound batts installed cut-to-fit rather than compressed, with the vapour barrier detailed and taped at every penetration.

Soffit venting & baffles

Blocked soffits opened and baffles installed so the attic actually breathes — the missing step behind most ice damming and attic frost.

Mechanical & pipe insulation

Hot and chilled lines, ducts and boiler pipework jacketed to stop heat loss and condensation dripping into ceilings below.

Sound insulation

Party walls, bedrooms, basement suites and home offices treated with the right density and detailing so the quiet is real, not theoretical.

Questions

What people ask insulation contractors.

Answered on your site, so the same conversation does not happen on the phone six times a week. Edit any of them.

How much insulation should my attic have?

Far more than most houses built before the nineties have. We measure what is there with a depth gauge, photograph it, and tell you the current level and the recommended one for our climate zone. Depth alone is not the whole story though — insulation that is matted, wet or pushed aside is not performing at the number printed on the bag.

Why do you air seal first?

Because most attic heat loss is air moving through gaps, not heat conducting through material. Warm moist air escaping around a bathroom fan, a pot light or a plumbing stack carries far more energy than the same area of under-insulated ceiling, and it is what frosts an attic and drives ice damming. Blowing insulation over an unsealed ceiling buries the problem and leaves you disappointed with the bill.

Spray foam or batts and blown-in?

Foam earns its cost where you need air seal and insulation in one step and have no depth to work with — rim joists, cathedral ceilings, crawl spaces, van and addition roofs. Open attics and stud walls are usually better served by air sealing plus blown-in or batts at a fraction of the price. Anyone who recommends foam everywhere is selling foam, not advice.

Do I have to leave the house for spray foam?

For the working day and the manufacturer's re-entry period afterward, yes — typically a full day, with ventilation running. We contain and ventilate the area regardless. Once it has cured, the foam is inert. Batt and blown-in work needs no re-entry period at all.

Will insulating fix my ice dams?

Usually, when it is done with air sealing and venting together. Ice dams form because heat escaping into the attic melts snow that refreezes at the cold eave. The fix is stopping the heat and air leaks, then making sure the soffits are clear and baffled so the attic runs cold. Heat cables treat the symptom and add to your hydro bill forever.

Are there rebates?

Frequently, through utility and government home efficiency programs, and the rules change from year to year. Most require an energy assessment before the work and another after, in that order — doing the work first usually disqualifies it. We will tell you what is running when you call and document the job the way the program requires.
