Sightline Home Inspections started inspecting houses after watching too many buyers sign for the biggest purchase of their lives on the strength of a twenty-minute showing. The job has not changed since: go through the whole house, attic to sump pit, put every finding in a photo report the same day, and explain which items are maintenance and which change the deal. We follow the OAHI and CAHPI standards of practice, we do not do repairs, so there is no reason for us to find work that is not there, and we would rather you walk the last half hour with us and hear it in person.

  • Pre-purchase home inspection

    Roof, attic, structure, exterior and grading, electrical, plumbing, heating and cooling, insulation and interior — every accessible system, checked to the OAHI and CAHPI standards of practice. You get a photo report the same day, in time to satisfy the inspection condition on your Agreement of Purchase and Sale.

  • Pre-listing inspection

    Find the knob-and-tube, the damp corner and the aluminum wiring before a buyer's inspector does, so you can fix it or price it in instead of renegotiating at the kitchen table. The report is yours to hand to buyers, which keeps offers cleaner and closings on schedule.

  • Condo & townhouse inspection

    In-suite plumbing and electrical, windows and balcony doors, the fan coil or heat pump, and the visible common elements the status certificate will not tell you about. Takes less time than a detached house, and the report still lands the same day.

  • New-build PDI & Tarion warranty inspections

    Walk the pre-delivery inspection with you so defects go on the builder's PDI form instead of your to-do list. We come back before the Tarion 30-Day and Year-End Form deadlines so nothing warrantable gets missed.

  • WETT inspection

    Wood stoves, fireplace inserts, pellet stoves and their chimneys checked to CSA B365 clearances and the WETT SITE Basic Inspection standard. Insurers ask for the WETT report before they will bind a policy on a home with a wood-burning appliance.

  • Thermal imaging

    An infrared camera picks up missing insulation, air leaks, moisture behind finished walls and overheating breakers that the eye cannot. It reads temperature, it does not see through walls, so we tell you plainly what it can and cannot confirm.

  • Radon testing

    Short-term two to seven day tests to fit a purchase deadline, or a 91-day long-term test for the number Health Canada bases its 200 Bq/m³ guideline on. Done by a C-NRPP certified professional with a written result you can act on.

  • Well, septic & rural add-ons

    For homes outside municipal services: a well flow test, a water sample submitted to the Public Health Ontario lab for bacteria, and a walk of the septic bed for surface signs of failure. It does not replace a licensed septic inspection with the tank opened, and we say so when one is warranted.

No. Ontario passed the Home Inspection Act in 2017 but never brought it into force, so there is no provincial licence and anyone can print a business card. That is why designations matter: RHI through the Ontario Association of Home Inspectors, CAHPI's National Home Inspector, or InterNACHI's Certified Professional Inspector all require training, exams and a standards of practice. Ask any inspector which they hold and whether they carry errors and omissions insurance.

Two and a half to three and a half hours for a typical detached house, closer to ninety minutes for a condo, longer for a large or older home. You are welcome the whole time, but if you can only make part of it, come for the last 45 minutes — that is when we walk you through what we found, in the rooms where we found it, and it lands better than reading it in a PDF.

Everything accessible and visible: roof, attic, foundation, exterior, grading and drainage, the electrical panel and wiring where we can see it, plumbing supply and drains, heating and cooling, insulation and ventilation, windows, doors and interior finishes. It is visual and non-invasive, so we do not open walls, move a seller's furniture or dismantle equipment, and we cannot see the sewer lateral without a camera or radon without a test. Those are add-ons, and we tell you when a house calls for one.

The same day, usually within a few hours of leaving the house. It is a PDF with photos of every finding, plain-language explanations, and a summary page that separates safety items and major expenses from routine maintenance, so you and your agent can decide what to do before your inspection condition runs out.

Read it, then get your own. A pre-listing report is useful, but it was ordered by the person selling, and it may be months old, so a furnace or roof that was fine then may not be now. Your own inspector works for you, and the report is written to your questions, not to help the listing.

Because wood-burning appliances are a leading cause of house fires, and the insurer wants proof the stove, insert or fireplace and its chimney meet CSA B365 clearances and are in safe condition. A WETT certified inspector does the site basic inspection, documents the appliance, clearances, chimney and hearth, and gives you the report the insurer asks for. It is not a pass or fail on the house, only on the appliance.
